Conway, AR Real Estate Market Update: Late September 2026

If you've been watching Conway home prices from the sidelines, this update is for you. The market here has kept moving through the second half of 2026, and the numbers tell a pretty clear story about where things stand heading into fall.

According to Redfin, the median sale price in Conway over the last three months was $280,814, up 8.0% compared to the same period last year. Homes are typically going under contract in about 38 days, which is roughly the same pace as a year ago. On average, sellers are getting about 2% under asking price, which points to a market that still favors sellers but isn't running away from buyers either.

Zillow's numbers tell a similar story from a slightly different angle. Their typical home value estimate for Conway sits at $251,195, up 2.1% year over year, with homes moving to pending status in around 23 days. As of the end of July, Zillow counted 378 homes for sale in Conway, so buyers do have real options right now even with prices climbing.

The gap between these two figures (Redfin's closed sale price versus Zillow's broader value estimate) is normal. Redfin's number reflects what actually closed recently, while Zillow's is a modeled estimate across the whole housing stock. Together they paint the same basic picture: Conway values are rising, homes aren't sitting long, and there's enough inventory that buyers aren't completely locked out.

One number worth watching closely is sales volume. Redfin reported 205 homes sold in the trailing period, down 17.6% from a year ago. Fewer sales alongside rising prices usually means one of two things, or both at once. Either fewer sellers are listing, or the buyers who remain active are more qualified and less price sensitive, which is keeping the market from softening even as transaction counts drop.

What's Happening With Mortgage Rates

Rates moved up again this week. Freddie Mac's Primary Mortgage Market Survey, released September 24, 2026, put the 30 year fixed rate at 7.03%, up from 6.95% the prior week. The 15 year fixed rate came in at 6.42%, also up from 6.26% a week earlier.

That uptick matters for anyone running numbers on a Conway purchase right now. On a $280,000 loan, the difference between 6.95% and 7.03% adds a little over $13 a month to the payment, not a dramatic shift, but it's one more reason to lock in a rate you're comfortable with once you're under contract rather than waiting and hoping for a better number.

What This Means for Buyers

Conway is still a market where you need to move with intention, but it isn't the frantic multiple offer environment some buyers remember from a few years back. With homes typically going pending in three to five weeks and list-to-sale price gaps still favoring sellers slightly, well-priced, move-in ready homes are the ones generating the most competition.

A few things to keep in mind if you're buying in Conway this fall:

Get fully underwritten preapproval before you start touring, not just a prequalification letter. With rates near 7%, sellers and their agents are paying close attention to how solid a buyer's financing actually is.

Don't assume higher rates mean you should wait. Home prices in Conway have risen in each of the last several updates. If values keep climbing while you wait for rates to drop, any rate savings can get eaten up by a higher purchase price.

Budget for the full picture, not just principal and interest. Property taxes, homeowners insurance, and if applicable, HOA dues all affect what you can comfortably afford. I'm happy to run these numbers with you before you fall in love with a house.

If schools are a factor in your search, use the Arkansas Department of Education's school report card site or GreatSchools.org to research specific schools and district zone maps yourself. What This Means for Sellers

If you've been thinking about listing in Conway, current conditions are working in your favor. An 8% year over year gain in median sale price, combined with homes still moving in about five weeks or less, means serious sellers who price accurately are being rewarded.

That said, the drop in sales volume is a signal worth paying attention to. Fewer transactions can mean buyers are being more selective, so pricing and presentation still matter. A home that's overpriced by even 5 to 10% can sit while comparable, well priced listings around it sell quickly.

A few pointers for sellers heading into the fall market:

Price against recent closed sales, not last year's numbers or what a neighbor listed for. A current comparative market analysis will show you exactly what's closing in your specific neighborhood right now.

Fall buyers tend to be more serious and less casual than spring lookers, which can work to your advantage if your home shows well and is priced correctly from day one.

Don't ignore the financing environment. With rates above 7%, buyer affordability is tighter than it was a year or two ago. Homes that are move-in ready, with fewer big-ticket repairs looming, tend to attract stronger offers in this kind of rate environment.

On disclosure, Arkansas doesn't require a state-mandated seller disclosure form the way many other states do. Arkansas is a caveat emptor, or buyer beware, state. That said, licensees like me have a duty under AREC regulations to disclose known material defects, and the Arkansas Realtors Association provides a voluntary seller's disclosure form that has become close to standard practice in most transactions. I always recommend sellers use it. It protects you as much as it protects the buyer by giving you a documented record of what you disclosed and when.
