Little Rock's Current Median Home Prices
Over the three months ending in August 2026, the median sale price for a home in Little Rock came in at $295,804, up 12.7% from the same period last year. That's one of the stronger year over year gains in the region right now, and it puts Little Rock ahead of most of the smaller markets nearby on pure price growth.
On the listing side, homes are coming to market with a median list price around $275,000. The fact that the median sale price is actually running higher than the median list price tells you something important. Well positioned homes in good areas are drawing competitive offers, not just meeting asking price.
Sales activity is climbing too. Little Rock saw 1,212 homes sold in August 2026, up from 1,102 the year before, so there's real demand moving through the market alongside the price growth.
How Long Homes Are Staying on the Market
Little Rock homes are selling in about 53 to 60 days depending on the data source, which is close to flat compared to a year ago, when the median sat around 57 days. So unlike some of the smaller Central Arkansas markets that have seen days on market stretch out noticeably, Little Rock's pace has held pretty steady even as prices climbed.
That stability matters. It suggests buyers aren't being scared off by higher prices, they're adjusting expectations and still moving forward, especially on homes that show well and are priced with the current comps in mind.
Active Inventory in Little Rock Right Now
Little Rock has by far the deepest pool of active listings in the region, with roughly 1,542 homes currently on the market. That's a big number, and it means buyers genuinely have options across price points, neighborhoods, and home styles, from starter homes to move up properties to the higher end of the market.
For sellers, that same depth of inventory means real competition. Your home isn't the only choice a buyer is weighing, so the homes that stand out on price, condition, and presentation are the ones generating offers instead of sitting.
Where Mortgage Rates Stand This Week
According to Freddie Mac's latest Primary Mortgage Market Survey, released September 17, 2026, the average rate on a 30 year fixed mortgage is 6.95%, up from 6.76% the week before. The 15 year fixed rate averaged 6.26%, also up from the prior week's 6.09%.
Rates have been moving up and down week to week rather than trending clearly one direction, so if you're sitting on the sidelines waiting for a big drop, it's worth running the numbers on what waiting actually costs you if prices keep climbing the way they have in Little Rock this year.
What This Means If You're Buying
Little Rock buyers are dealing with rising prices, but they're not dealing with a shortage of options, and that combination changes how you should approach the search.
- With over 1,500 active listings, take the time to actually compare, don't feel pressured into the first showing.
- Because sale prices are running ahead of list prices on many homes, be ready to move decisively and competitively on the ones that check your boxes, especially in popular neighborhoods.
- Get a strong preapproval before you start touring. With rates near 7%, knowing your real number up front saves you from falling for a house that doesn't fit your budget.
- Ask about rate buydowns or seller concessions on homes that have been sitting closer to the 60 day mark. Sellers on longer running listings are often more open to that conversation.
What This Means If You're Selling
Little Rock's price growth is genuinely good news for sellers, but with 1,542 competing listings, you still have to earn the offer.
- Price with this year's growth in mind, not last year's numbers. A 12.7% jump means comps from even six months ago may already be stale.
- Homes that show well are the ones pulling sale prices above list price. Simple prep work like decluttering, fresh paint, and strong photos pays off in a market with this much competition.
- If your home passes 60 days without an offer, it's worth a clear eyed look at price and presentation rather than assuming the market will eventually catch up.
- Buyer demand is real, 1,212 homes sold in August alone, so a well priced, well presented home still has a strong shot at moving quickly.
