If you have been watching homes come and go in Sherwood lately, you are not imagining it. Prices here have moved up sharply over the past year, even as the number of homes changing hands has slowed down a bit. Here is what the numbers actually show heading into the back half of October 2026, and what they mean depending on whether you are buying, selling, or just keeping an eye on your equity.
Sherwood Home Prices: Where Things Stand Right Now
The median sale price in Sherwood is $255,831, based on closed sales over the trailing three months. That is up 15.9% compared to the same period last year, which is a significant jump for a single year in a market this size. On a price per square foot basis, homes are selling for a median of $142 per square foot, essentially flat compared to a year ago (down just 0.7%).
That gap matters. Prices are climbing faster than price per square foot, which usually points to a mix shift toward larger homes selling, more buyers stretching into higher price points, or both. Either way, it tells a similar story: demand for Sherwood homes has held up even as rates have climbed.
Sellers are also getting close to their asking price. The average sale to list ratio in Sherwood sits at 98.7%, up slightly from a year ago, and about one in five homes (20.4%) sold above list price. That is a healthy number, though it is not the frenzy of multiple offers over asking that we saw a couple of years back.
Days on Market and Inventory
Homes in Sherwood are spending a median of 46 days on the market before going under contract, which is actually three days faster than this time last year. So even with prices up, well presented homes are not sitting any longer than they were.
At the same time, 151 homes sold in Sherwood in the most recent month on record, down 14.3% from the 176 that sold a year earlier. Fewer transactions with higher prices and a faster median time to contract is a pattern worth sitting with for a second. It suggests the buyers who are out there right now are motivated and ready to act, but there are simply fewer of them competing for each listing than a year ago.
Inventory has also grown. There are currently 225 homes listed for sale in Sherwood, which gives buyers meaningfully more to choose from than in recent tighter years. And notably, 30.8% of active listings have taken a price reduction at some point, up 8.3 percentage points year over year. That is a real signal that some sellers are still pricing based on last year's market and having to correct once they see buyer response.
Redfin currently scores Sherwood as "somewhat competitive," with a Compete Score of 55 out of 100. In plain terms, this is a market with real activity and real urgency on well priced homes, but it is not a free for all, and overpricing gets punished with time on market and eventual reductions.
Current Mortgage Rates and What They Mean for Your Payment
As of the most recent Freddie Mac Primary Mortgage Market Survey (October 8, 2026), the average 30 year fixed rate is 7.40%, up from 7.28% the week before. The 15 year fixed average is 6.73%. A year ago, those same rates were 6.30% and 5.53% respectively, so buyers today are financing at a noticeably higher cost than they were in 2025.
To put that in real numbers: on a $255,831 home with 20% down, the difference between a 6.30% rate and a 7.40% rate on the remaining balance adds roughly $170 to $180 a month to the payment, depending on the exact loan terms. That is a meaningful chunk of a monthly budget, and it is exactly why getting pre approved early and locking in the right rate for your situation matters more than ever right now.
What This Means If You Are Buying in Sherwood
More inventory and a slightly slower pace of sales work in your favor. You have more homes to compare, and nearly a third of active listings have already taken a price cut, which can open the door to negotiation on things like closing costs, repairs, or price itself. The rate environment is the real challenge. It is worth talking through your financing options, including rate buydowns or adjustable options, before you start touring homes so you know your real budget.
A few things to keep front of mind:
- Get a current pre approval, not one from several months ago, since rates have moved.
- Look closely at homes with a price reduction history. Some of those sellers are motivated and open to offers below the current list price.
- Don't assume speed means desperation. A 46 day median still means well priced, well presented homes move fast, so be ready to act when you find the right one.
What This Means If You Are Selling in Sherwood
The good news is that your home has likely appreciated meaningfully over the past year, and sale to list ratios remain strong at 98.7%. The caution flag is that nearly a third of current listings have already had to cut price, which means buyers are paying close attention to value and will not chase an overpriced listing the way they might have a year or two ago.
Keep these in mind as you plan your listing:
- Price to today's market, not to what a neighbor's home sold for eight or nine months ago. The market has moved, and so should your comps.
- Presentation still matters. With more inventory for buyers to choose from, a home that shows well and is priced accurately is what gets to that 46 day median or faster.
- Be ready to talk financing with serious buyers. With rates where they are, a seller who can speak knowledgeably about rate buydowns or how the numbers actually pencil out for a buyer has an edge.
