If you're PCSing in or out of Central Arkansas — a lot of that traffic runs through Little Rock Air Force Base in Jacksonville — you already know the timeline doesn't wait for the real estate process to catch up. Here's how to make it work without losing your mind.

Start With the VA Loan Basics

If you're using a VA loan, you've got real advantages: no down payment required, no private mortgage insurance, and rates that typically run a bit below conventional loans. The VA funding fee (generally around 2.15% on first use) is waived entirely for service members with VA disability compensation, Purple Heart recipients, and surviving spouses.

Before you start touring homes, get your paperwork together: PCS orders, 6-12 months of LES statements, 2-3 months of bank statements, 2 years of tax returns, and your Certificate of Eligibility through VA eBenefits. Getting pre-approved early isn't optional on a PCS timeline — it's the thing that makes everything else possible.

Should You Even Buy This Time?

Not every PCS is a buying situation, and I'll tell you that honestly if it's not. The general rule of thumb: buying starts making financial sense around 3+ years at a duty station. Below that, closing costs and market movement can eat into any equity gain before your next move.

A rough way to think about it — add up your expected closing costs plus ownership expenses, divide by what you'd save monthly versus renting, and see how many months it takes to break even. On a $300,000 VA loan, expect closing costs somewhere in the $9,000-$15,000 range. If your orders are under 30 months, renting is usually the safer call unless the local market or rental demand near base makes ownership clearly worth it.

Let BAH Do the Math for You

Your Basic Allowance for Housing counts as qualifying income for a mortgage, and a simple rule helps set expectations: BAH × 28% gives you a rough sense of the monthly payment it supports. Rates update every January, so double-check your exact BAH at the Defense Travel Management Office before you lock in a budget with me or a lender.

If You're Buying Remotely

A lot of PCS home searches happen before you've physically set foot in Arkansas, and that's manageable if it's done right:

  • Live virtual tours (FaceTime or video call with your agent walking the property) beat recorded video every time — you can ask questions in real time
  • Have your agent check water pressure, wall/ceiling condition, storage space, and appliance age on camera
  • Submit offers with a PCS contingency built in for protection
  • If you can't attend closing, a transaction-specific power of attorney (naming the exact property) can be notarized through your JAG office using DD Form 2822 — get it approved by your lender at least 10 business days out

Finding the Right Agent for a PCS Timeline

Not every agent is built for a 45-day closing instead of the standard 60. When you're interviewing agents, ask directly how many VA transactions they've closed in the past year and whether they've handled remote closings before. Vague answers about "military experience" without real numbers are a red flag.

Selling Before Your Next Move

If you're selling a Central Arkansas home ahead of orders, the math works differently. If you've owned it less than two years, talk to a tax professional about how that affects your situation. And if you're weighing renting it out instead of selling, look at local vacancy rates near the base (they typically run 3-5%) and whether you'd have enough equity to cash-flow positively as a landlord — I generally want to see 10%+ equity before recommending that route.

After You Close

Once you're through closing, prioritize getting utilities on before the movers arrive, updating your address with USPS and DFAS within 10 business days, and connecting with the School Liaison Officer if you've got kids enrolling. It's a lot at once — but it's the same lot at once every PCS, so it gets more manageable with practice.
